Stand-alone or optional services that you can add to any plan. Optional add-ons are usually completed during a scheduled visit (which allow us to offer competative rates). Some are flat fee while others require quoting to best meet your needs.

Parts are billed in addition, unless supplied by the customer.
Potential discounting available if purchasing multiple optional services, just ask!

Routine Maintenance

Keeps common systems running efficiently and helps prevent avoidable service calls.

  • HVAC Filter Replacement
  • HVAC Drain-line flush/vacuum (helps prevent clogs and backups)

  • Refrigerator Water Filter Replacement
  • Garage Door Lubrication

Routine Maintenance Program Pricing:

  • Current Customers: $79 per year (uses existing visits, as service is needed)
  • Non-customers: $89 per year (2 annual visits for listed items only)

Vehicle / Golf Cart Checks

Helpful checks for vehicles and carts that sit unused for periods of time.

  • Check battery chargers or tenders and adjust as needed to avoid overcharging (if applicable).
  • Start and/or run vehicle, as authorized, at agreed-upon intervals to help maintain battery charge and reduce issues from sitting idle.
  • Run golf carts at agreed-upon intervals to help maintain battery charge and reduce issues from sitting idle.
  • Check and adjust tire pressures.
  • Check tires for obvious visual flat spots, dry rot, or sidewall cracking.
  • Check for any obvious new or unusual signs of fluid leaking

Vehicle/Golf Cart Pricing:

Prices are listed per occurrence (you can request per visit, monthly or custom cadence) per vehicle/golf cart. Discounts available for multiples.
  • Golf Carts: $10
  • Vehicles: $15
  • Combo: 1 Vehicle & 1 Golf Cart: $20

Minor Repairs & Home Adjustments

Small fixes identified during visits to help prevent bigger issues.

  • Re-caulk areas of concern (water intrusion/pest entry points)
  • Lubricate sliding door/window tracks
  • Clean or replace faucet aerators
  • Repair or replace stuck sink pop-up drains
  • Replace toilet flapper (running toilet)
  • Tighten/adjust loose hardware (handles, hinges, latches)

Appliance Care

Quick upkeep items that help appliances run cleaner and avoid common problems.

  • Garbage disposal refresh (deodorize/clean as appropriate)
  • Clean dishwasher filter

Safety & Readiness

Simple readiness checks and replacements for peace of mind.

  • Fire extinguisher audit (presence/pressure gauge check; replace if requested)
  • Smoke/CO alarm replacement (every 5–10 years per manufacturer recommendation)

Smart Home

Battery swaps/charging for common smart-home devices to keep them online.

  • Smart home battery swaps/charges (locks, sensors, cameras, keypads) as requested

Exterior & Grounds

Exterior upkeep to help prevent water intrusion and curbside issues.

  • Debris removal from gutters (areas accessible via single ladder from ground)
  • Lawn mowing, edging, trimming & blowing
  • Mulch refresh (adding additional)
  • Driveway pressure washing (non-painted/non-stamped only)
  • Window cleaning
  • Sprinkler adjusting, replacement or sprinkler head filter replacement/cleaning

Storm/Emergency Visit

Optional pre-, post-storm or emergency visit services for added preparedness and faster status checks.
You are not required to purchase both pre and post-storm. You may purchase only one if you only desire the one service.

  • Pre-storm secure & prep (bring in/secure loose items, exterior/interior condition video documentation) – $25 + visit (existing or on-demand)
  • Post-storm inspection (return previously secured items, updated condition video & minor yard debris removal) – $35 + visit (existing or on-demand)
  • Priority/emergency visit (anytime 24/7) – $125 – Includes initial visit fee

Vendor Access & Oversight

Provide access for contractors and vendors, verify lock-up, and document the visit.
Can generally be done as part of a schedule vist or as a on-demand visit fee.

  • Meet/let in vendors, confirm lock-up after work is complete
  • Before/after photos and quick observation notes
  • Remain on-site during entire vendor visit – First 30 min included during paid visit. $75/hr

Concierge Services

Available for any homeowner. Concierge requests are quoted based on scope.

  • Pre-stocking before arrival
  • Receive packages/deliveries (when available) and place items as instructed
  • Arrival prep (set AC, set lighting/window coverings etc.)
  • Technology prep – With approval and account access, cordinate and ensure (as applicable) TV, internet and phone services active and working.

Rental Property Support

If you simply want the condition of the home checked before or between stays, that can typically be included during a standard Home Watch visit when requested (with photo reporting). Tasks beyond a standard visit—such as turnover coordination, special access windows, or additional walkthroughs—may be handled as add-ons and quoted based on scope.

Documentation Upgrades

Extra documentation and custom reporting when you want more detail than a standard visit.
Note: Photo’s we take to identify issues we discover during a routine visit are never billed for nor count towards this if you do purchase.

  • Extra photo documentation (specific areas, mechanicals, contractor work, or concerns)
  • Special reporting requests (custom notes or check focus)
