How we handle issues: If anything looks abnormal, it is documented and escalated. If it appears urgent, we will attempt to contact you or a designated contact/contractor while on-site, as applicable, with your pre-authorization.
Note: Some items apply only if your home has that feature (pool, security system, irrigation, and similar) AND are readily accessible. Items listed as “Optional” are not included in standard packages and are add-on or stand-alone services you can purchase.

Interior
Entry, Security & Safety
- Confirm all exterior doors are closed, locked, and show no signs of tampering.
- Check door frames/thresholds for daylight gaps, damaged weatherstripping, or swelling from moisture.
- Verify windows and sliders are closed and locked; note any fogging between panes (seal failure).
- Check slider tracks for debris and confirm locks engage fully.
- Confirm garage interior door (if present) is closed and locked.
- Check smoke and carbon monoxide alarms for low-battery chirps or warning indicators (if applicable).
- Confirm security system status/arming state and check for trouble alerts (if applicable).
- Scan for unusual sounds (running water, alarms, beeping appliances).
- Confirm interior and exterior-access doors are in the expected position (closed/locked as requested).
HVAC, Temperature & Humidity
- Verify thermostat settings match your preferences; note low-battery warnings (if applicable).
- Confirm the HVAC system is operating (cooling/heating) and listen for unusual noises.
- Measure vent air temperature to confirm expected supply air output.
- Check for signs of excessive humidity (musty odor, condensation on windows, damp-feeling air).
- Verify humidistat/dehumidifier settings and operation (if applicable).
- Check the HVAC system perimeter for proper drainage and visible overflow risks.
- Check return-air areas for unusual dust buildup or obstruction (as visible).
Kitchen
- Check refrigerator and freezer temperatures (when on) and confirm normal operation.
- Check ice maker status (on/off) per your request (if applicable).
- Inspect dishwasher for standing water or visible signs of leaks.
- Check under-sink plumbing (supply valves, traps) for moisture, staining, or drips.
- Inspect around disposal connections and dishwasher drain line for seepage (if applicable).
- Run faucet briefly to fill P-Trap (prevents oddar and pests) and confirm normal water flow and drainage speed.
- Run garbage disposal briefly (if applicable) and confirm it shuts off cleanly.
- Check pantry/cabinets for pest indicators (droppings, webs, flour moths, chewed packaging).
Bedroom/All General Areas
- Scan ceilings, corners, and baseboards for staining, bubbling, yellowing, or warped materials (signs of leaks).
- Check all closets for signs of odor or musty smells.
- Ensure window coverings are positioned to preference.
- Ensure fan on/off as requested (as applicable) and no abnormal sounds.
Bathrooms (repeat for each)
- Flush toilet and confirm it stops running; listen for “ghost flushing”.
- Check toilet base and around valve for signs of moisture.
- Run faucet briefly to fill P-Trap (prevents oddar and pests) and confirm normal water flow and drainage speed.
- Inspect under-vanity plumbing for moisture, corrosion, or drips.
- Run shower/tub briefly to fill P-Trap and check for slow draining.
- Check caulk/grout for cracking, missing areas, or separation that can allow water or pest intrusion.
- Scan ceilings/walls for staining, bubbling paint, or mildew growth.
Laundry / Utility Room
- Check washer hoses for bulges, cracking, or leaks; confirm valves are in the requested position.
- Inspect around washer/dryer area for moisture or staining.
- Inspect dryer area for excessive lint which may be a sign vent is not hooked up or clogged.
- Check drain(s) (if easily accessible) and add water to ensure P-Trap is filled (prevents odor and pests).
Plumbing, Water Heater & Water Systems
- Check visible plumbing points for moisture (water heater, softener, etc., as accessible).
- Confirm water main/shutoff valve is in the requested position (if accessible / requested).
- Check water softener brine tank salt level (if applicable).
- Check sump pump area for moisture and confirm it has power (if applicable).
Electrical & Power Interruptions
- Check for newly tripped breakers or GFCI outlets that indicate a potential issue.
- Scan electrical panel area for moisture, burning odors, or heat (non-contact observation only).
- Note any clocks/appliances that suggest a power outage occurred since the last visit.
- Confirm critical devices have power (router/modem, fridge, security base station) when visible.
- Check for tripped GFCI indicators in kitchens/baths/garage where visible.
General Condition & Pest Indicators
- Look for signs of pests (droppings, nests, dead insects, ant trails, gnawing, unusual smells).
- Check for unusual interior odors (musty, gas, sewage) and document any abnormalities.
- Confirm interior doors are as expected and note anything out of place or disturbed.
- Check accessible attic/closet/utility areas for leak evidence when requested (if accessible).
Exterior
Arrival & Signs of Absence
- Walk the property and check for anything unusual at the entry (damage, forced entry, hazards).
- Check mailbox/porch/hidden areas for accumulated mail, flyers, or packages.
- Remove/secure obvious items as requested (within reasonable scope) and document issues.
- Check walkways/steps for obvious trip hazards or storm debris.
- Check exterior trash bins for overflow or signs of animals (if applicable).
Perimeter, Doors & Windows
- Check all accessible exterior doors for secure closure, damage, and weatherstripping integrity.
- Inspect windows for cracked glass, broken screens, and fogging between panes (seal failure).
- Check caulk and sealant around windows/doors for cracks, gaps, or peeling as could allow water or pest intrusion.
- Inspect exterior walls for new cracks, separation, or impact damage (stucco/siding/brick).
- Check fences/gates for leaning sections, broken latches, or signs of new damage (if applicable).
Roofline, Gutters & Drainage
- From ground level, look for missing shingles, cracked tiles, lifted flashing, or debris in valleys.
- Check soffits/fascia for staining, rot, loose panels, or pest entry points.
- Look for streaking or staining that may indicate roof/drainage overflow.
- Verify gutters/downspouts are attached and directing water away from the foundation.
- Look for standing water/ponding near the foundation, sliders, or low spots.
- Check downspout extensions/splash blocks are in place (if applicable).
HVAC Condenser & Mechanical Areas
- Check if shrubs/weeds are restricting airflow around the outdoor AC unit.
- Check for frost on lines, unusual noises, vibration, or signs of leaks.
- Inspect condensate termination outside for abnormal dripping patterns (if visible).
- Scan for rodent activity near lines/insulation and around unit base.
Screens, Lanai & Pool (if applicable)
- Inspect window screens and pool enclosure/screen panels for tears, gaps, or loose framing.
- Check pool water level and clarity; note visible debris load and surface condition.
- Listen for unusual pump noises and check for visible leaks at the equipment pad.
- Confirm pool gate/lanai doors latch properly where accessible (if applicable).
- Confirm pool/spa equipment timers/controllers are running as expected (if applicable/visible).
- Check for slick decking, trip hazards, or obvious damage around the pool area.
Landscaping & Irrigation (if applicable)
- Scan for unusually soggy areas or bright green patches that may indicate an irrigation leak.
- Note dead spots, overgrowth, or limbs contacting the roof or rubbing against structures.
- Check irrigation controller status (on/off/rain delay) when accessible/visible.
- Look for broken heads or “geyser” spray patterns when irrigation is running during a visit (if observed).
- Look for ant trails on the foundation and pest activity near landscaping borders.
Garage / Driveway (if applicable)
- Confirm garage door is closed and appears to be functioning; note sensor obstruction/damage.
- Check garage floor for new stains (water, oil/fluids) and look for active drips.
- Inspect for stored-item displacement, wind intrusion, or water entry after storms.
Exterior Lighting & Utilities
- Confirm exterior lighting (dusk-to-dawn / motion lights) is operating when testable/visible.
- Check doorbell/camera status lights where visible (if applicable).
- Check exterior outlets/covers for damage and that covers appear intact (non-contact observation).
- Scan propane tank area for obvious leaks/odor and check gauge level (if applicable).
- Check generator area for obvious issues and note alerts/status lights (if applicable).
Storm and Hazard Services (Optional)
- Complete pre-event checks as requested, such as moving reasonable items indoors and completing agreed-upon preparations.
- Perform reasonable post-storm cleanup, such as removing a few downed small branches or windblown debris.
- Provide photos and a damage report, including before-and-after comparisons when available from prior visits.
Vehicle and Golf Cart Services (Optional)
- Start and/or run vehicle(s), as authorized, at agreed-upon intervals to help maintain battery charge and reduce issues from sitting idle
- Run golf carts at agreed-upon intervals to help maintain battery charge and reduce issues from sitting idle (if applicable).
- Check battery chargers or tenders and adjust as needed to avoid overcharging (if applicable).
- Test 12V battery voltage to help catch early signs of battery failure.
- Check & adjust tire pressure.
- Check tires for obvious visual flat spots, dry rot, or sidewall cracking.
