Common questions about Home Watch — what we do, how often, and what you receive.

What is Home Watch?
Home Watch is a scheduled visual inspection of your property—interior and exterior—to help identify issues early. After each visit, you receive a photo report and notes, and we notify you promptly if we find a concern.
What’s included in a standard visit?

Each visit includes a structured walk-through of key interior and exterior areas, looking for signs of water intrusion, HVAC issues, pests, security concerns, and other visible problems. You’ll receive documentation and a photo report after every visit.

Do you go inside the home?

Yes. Interior checks are a core part of Home Watch. If you prefer exterior-only checks, we can discuss options during your consultation.

Is Home Watch only for vacant or seasonal homes?

No. Many clients use Home Watch even when someone lives in the home—when they want an extra set of eyes between family or caregiver visits, or help catching small problems before they become bigger ones.

How do you access the home? Do you hold keys or alarm codes?

Access is arranged during onboarding. If you provide keys, codes, or smart-lock access, we store that information securely and only use it for authorized visits and services.

Are you insured and bonded?

Yes. BASE Assurance is insured and bonded.

How often do you visit?

You can choose 1, 2, or 4 visits per month, use an Occasional flex bundle, or request On-Demand visits when you need a one-off check.

How does scheduling work?

Visits are scheduled based on your plan cadence and preferences. Many clients prefer varied visit times for discretion and security.

What do I receive after each visit?

A photo report with notes on what we observed, plus a summary of anything that needs attention. If we find an issue, we contact you according to your notification preferences.

What happens if you find an issue?

We document what we see and notify you promptly. With your authorization, we can help coordinate next steps—such as arranging vendor access, overseeing a service call, or completing approved add-ons.

Do you offer add-ons or minor maintenance/repairs?

Yes. Many quick tasks can be handled during a scheduled visit with authorization. Add-ons are quoted per request; owner-supplied parts may be used or parts can be billed separately, depending on the request.

Do you offer rental/VRBO condition checks?

Yes. If you simply want the condition of the home checked before or between stays, that can typically be handled during a standard Home Watch visit when requested (with photo reporting).

Do you offer concierge services?

Yes. Concierge requests can include things like pre-stocking, deliveries (when feasible), and coordinating authorized cleaners/vendors. These services are handled as add-ons and quoted based on scope.

What isn’t included in Home Watch?

Home Watch is a visual inspection and reporting service. It does not include full property management or major repairs, but we can coordinate vendors and complete approved add-ons as requested.

Can you meet contractors or provide access for repairs?

Yes. Vendor access and oversight is available as an add-on and can include entry/lock-up and before/after documentation.

Do you check pools, irrigation, or other systems?

Yes—when applicable. We’ll review your property and preferences during onboarding and include the appropriate checks and/or add-ons for your home.

Can I upgrade plans later?

Yes. You can upgrade at any time, and we’ll apply a prorated credit toward your upgrade (based on unused prepaid value, where applicable).

Does Home Watch help with insurance vacancy/unoccupancy clauses?

Some homeowner insurance policies include vacancy or unoccupancy clauses. Consistent Home Watch reporting can help document monitoring—check your policy for specific definitions and requirements.

What payment methods do you accept?

All prices reflect a cash/check/e-check 3% discount. Card and other payment methods are +3%.

Will my price ever increase?

Existing customers will never see a price increase. As long as you make no plan changes, we will continue to honor your original pricing at renewals (monthly or yearly), even if rates rise.

Do you offer military, first responder, or teacher discounts?

Yes. We offer a flat $5.00/month discount on any plan for military personnel, first responders (including ER staff), and teachers/day-care employees.

How do I get started?

Start by scheduling a consultation. We’ll confirm your preferences, access details, reporting method, and any special instructions, then begin visits on your selected cadence.
